Property for Sale on Woodmoor Mountain
All potential and interested buyers must be accompanied by a real estate agent or owner to view any home or lot that is for sale on Woodmoor Mountain.
Agents may not give the gate code to clients.
Only one sign, not more than two square feet of surface area, is permitted for advertising the property for sale.
Current HOA dues are $296 per year / per lot. Trash fees are $212 per year / per lot.

Why do I need to be accompanied by a real estate agent to look at a property?For safety and liability reasons due to road conditions year round. Additionally, there are dead spots in cell coverage and Google Maps tends to be innaccurate. There are no exceptions to this rule.

Can lots be re-subdivided?No. This is prohibited by the covenants.

Is natural gas available to Woodmoor Mountain?Most natural gas to lots is only available via individual property propane tanks.

Do I need approval of my home plans before building?Yes. All home building plans must be approved by the Architectural Control Committee. Contact them at: acc@woodmoormountain.com

Is there a minimum home square footage requirement?Yes. 1,200 sq. ft. is the minimum living area.

What is the set back from the property line?All homes must be a minimum of 40 feet from the property line.

Does the county provide water to Woodmoor Mountain?No. Water is obtained by individual property wells.

Who maintains the roads?The HOA maintains the roads via contractor and small GID funds from the county. Residents take proactive measures to keep the roads in the best condition possible Snowplowing is done by resident volunteers with their own equipment. There is no guarantee the roads will be plowed. Chains and / or 4WD might be necessary for portions of the year.

Are the roads paved?No. All roadways on Woodmoor Mountain are unpaved and there are no current plans to pave due to the expense of paving and maintaining.

How much are trash fees?Trash fees are $240* per year/per house. *Subject to change without notice. Final fee notifications will be made prior to a sale closing.

What are the HOA dues?HOA dues are $296* per year/per lot. *Subject to change without notice. Final fee notifications will be made prior to a sale closing.

Are front gate remote controls available?Yes, they are available to property owners for purchase from the HOA.
